What is EMI?
EMI (Equated Monthly Installment) is a fixed payment amount made by a borrower to a lender at a specified date each calendar month. It consists of both principal and interest components.
How the EMI is calculated
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is the loan amount, r is the yearly rate divided by 12 and by 100, and n is the number of months.
Example: ₹50 lakh at 8.5% for 20 years gives a modeled EMI of about ₹43,391 and about ₹54.1 lakh in modeled interest.
Check with your lender
- Confirm the actual rate and whether it can change over time
- Compare modeled EMI and interest for different tenures; this is not a recommendation
- Ask how your lender applies prepayments and whether charges apply
- Compare written lender quotes, including fees and rate conditions
Home loan EMI: questions people ask
What does this EMI estimate calculate?
It calculates a monthly payment from the principal, annual rate and tenure using the formula above. The model uses a fixed rate and regular monthly payments. It does not include lender fees, insurance or taxes.
What does the year-by-year schedule show?
It splits the modeled payments into principal and interest and shows the estimated balance at each year end. It uses your inputs and does not reproduce a lender statement.
How does tenure change the estimate?
For the same principal and rate, a shorter tenure raises the modeled EMI and reduces modeled total interest. This is a calculation, not a recommendation about which tenure to choose.
Does this tool assess affordability or loan eligibility?
No. It calculates payments from the values you enter. It does not assess income, credit, eligibility or affordability and does not provide a lender offer.
Does the prepayment result match my lender’s policy?
No. This scenario applies a lump sum with the selected EMI, keeps the EMI unchanged and shortens the modeled tenure. Your lender may use different rules or fees. Check your loan terms.
Does the estimate include other loan costs?
No. It models principal and interest only. It excludes lender charges, insurance, taxes and other contract-specific costs.
