MOFA Carpet vs RERA Carpet

MOFA carpet area: MOFA carpet area (Maharashtra Ownership Flats Act) is the net usable internal floor area of a flat measured within the inner face of the walls. It excludes internal partition walls, balconies, verandahs, and open terraces.

RERA carpet area: RERA carpet area is the net usable floor area of an apartment, measured from the inner face of the external/peripheral walls. It INCLUDES internal partition walls, but EXCLUDES external walls, service shafts, common areas, and exclusive balconies, verandahs, and open terraces (RERA Act 2016 §2(k)).

Because RERA carpet includes internal partition walls that MOFA carpet excluded, RERA carpet area is typically about 5-8% larger than MOFA carpet area for the same flat. Both definitions exclude exclusive balconies and open terraces — the size gap comes from the internal walls. The difference is not a fixed percentage — it depends on the number and thickness of internal walls.

Conversion Formula

For an approximate conversion, use a 6% uplift when going from MOFA to RERA, and about 5.7% reduction the other way. Always verify against the registered sale agreement and the RERA project brochure for exact figures.
