Carpet Area
The area enclosed within the walls, actual usable floor area. According to RERA, it excludes external walls, service shafts, balconies, and open terraces.
Built-up Area
Carpet Area + Area of walls + Area of balconies. This is typically 10-15% more than the carpet area.
Super Built-up Area
Built-up Area + Proportionate share of common areas (lobby, lifts, stairs, amenities). This is what you usually pay for.
Carpet Area to Built-up Area Conversion
Converting carpet area to built-up area is essential when comparing property sizes. Built-up area includes the carpet area plus the area covered by walls and balconies. Typically, built-up area is 10-15% more than carpet area. For example, a flat with 1000 sq ft carpet area will have approximately 1100-1150 sq ft built-up area. When a builder quotes a super built-up area, the carpet area (your actual usable space) is calculated by subtracting the loading factor — usually 25-35% — from the super built-up area.
RERA Carpet Area vs MOFA Carpet Area
Before RERA, Maharashtra followed MOFA (Maharashtra Ownership Flats Act), which defined carpet area as the area excluding internal partition walls. RERA expanded the definition to include the area within internal walls, making RERA carpet area approximately 5-8% larger than MOFA carpet area. This difference matters because homebuyers paying per square foot get more usable space under the RERA definition. If a builder quotes MOFA carpet area of 1000 sq ft, the RERA equivalent would be roughly 1050-1080 sq ft. Always verify which standard is being used when comparing property prices.
